Restrooms - Partitions, Finishes, Finishing |

A. |
Materials |
|
1. |
Walls and floors are required to have commercial grade ceramic tile not smaller than 4" x 4" with dark colored grout. |
|

2. |
All plumbing fixtures shall be commercial grade. |
|
|
|
|
3. |
Use wall-hung toilets for ease of floor cleaning. |
|
B. |
Accessories |
|
1. |
Paper and soap dispensers shall be surface mounted.Ý Recessed units are not permitted.Ý All soap and paper dispensers to be provided by Physical Plant. |
|
|
|
|
2. |
Freestanding trash receptacles to be specified.Ý Recessed trash receptacles are not permitted. |
|
|
|
|
3. |
The use of pull down shelving in toilet stalls is recommended; otherwise, well-anchored stainless steel shelves should be utilized. |
|
|
|
|
4. |
Always check with project manager, who will coordinate with Physical Plant, before specifying toilet room accessories. |

C. |
Stall Partitions |
|
1. |
Stall partitions shall be ceiling-hung where physically possible. |
|
|
|
|
2. |
Stainless steel and enameled steel partitions are not permitted. |
|
|
|
|
3. |
Plastic laminate, solid phenolic plastic and solid polymer partitions are acceptable.Ý Solid polymer partitions are preferred for maintenance and graffiti resistance.Ý Review partition selection with project manager to assure selection is appropriate for specific conditions. |

D. |
Mirrors |
|
1. |
Mirrors, if at all possible, shall be on separate wall from sink basins.Ý Mirrors hung above sink shall be set at a maximum height of 7' above floor.Ý Soap dispensers shall not be mounted on mirrors.Ý Provide ceramic tile or painted wallboard as mounting surface for soap dispensers. |

Electrical Outlet and Hose Bib |

Provide 110v electrical outlet and standard hose bib in every toilet room. |
|
F. |
General Considerations |
|
|
In new construction and substantial remodels provide Custodial Break Room for custodial staff. Consider storage for personal items, facilities such as phone and data and furnishings suitable for a staff break room. Discuss specific requirements with project manager. |
|
|
|
|
|
Restrooms are high maintenance areas on campus: therefore, it is important to use commercial grade products, designed for high usage. These products are cost effective in the long term. |

Custodial closets |
|
a. |
To have smooth surfaced concrete floors, floor drains, and floor-mounted mop service sinks. |
|

|
|
b. |
Provide one closet for each floor, minimum 6íx10í (60 sq. ft.) for every 15,000 sq. ft. of building space.Ý If multiple floor building, provide minimum closet size of 6íx8í (48 sq. ft.) per floor above ground. |

|
|
|
c. |
Room to be for exclusive use of custodial staff. Do not place utilities or other functions in closets. Key to preserve use by custodial staff. |
|
|
|
|
d. |
Swing door out, into hall or room. |
|
|
|
|
e. |
Provide adequate ventilation. |

2. |
All products, floor surfaces, tiles, wall finishes, etc., should have specifications requiring cleaning and maintenance and/or product manuals. |

Fire Extinguishers, Cabinets And Accessories |

Specify cabinet only - Physical Plant will install actual fire extinguisher; coordinate size or cabinet with Physical Plant via the project manager. |

Recessed cabinets installed in corridors and fire rated walls require approval by Designated Campus Fire Marshal (DCFM). |
